While online searches for design trends and home inspiration can be helpful, nothing beats the experience of seeing these ideas come to life. Since 1946, the Salt Lake Parade of Homes has been a beacon for homeowners, architects and design enthusiasts, presenting a showcase of some of the most innovative and breathtaking homes in the region. Now celebrating its 78th year, the Parade continues to set new standards.
The showcase, presented by the Salt Lake Home Builders Association, runs from Aug. 2-17. The houses are open Tuesday-Saturday, from noon to 9 p.m.
A map with addresses is available online and on the Salt Lake Parade of Homes app. There is a copy in the Parade of Homes magazine, available at each of the properties, which range in price from $500,000 to $4 million.
Whether you're after revolutionary design concepts or the latest features and trends, this event offers a wealth of inspiration. Research from the Parade of Homes reveals that many visitors are inspired to incorporate at least one new idea into their own spaces.
For those eager to stay ahead of design trends, here's a sneak peek at what you can expect from this year's stunning collection of homes.
Outdoor living spaces
When you browse the beautiful homes on display in this year's Parade, don't forget to feast your eyes on what's outside as well. To maximize their living spaces, homeowners are making the most of the space outdoors.
"Along with backyard glow-ups, we can expect to see a lot more raised outdoor living areas, such as second-floor decks, balconies, and rooftop lounges," Ashley Chalmers writes for The Spruce.

Smart home tech
From Amazon Echo to Google Home and more, smart home technology is definitely here to stay — and for good reason.
"The rise of minimalist smart home technology is transforming how we interact with our living spaces," Brandon Doyle of the National Association of Realtors explains. "By prioritizing simplicity and integration, these innovations are not only enhancing functionality but also contributing to a more streamlined and enjoyable home environment."
Expect to see more smart appliances this year, including smart refrigerators, bedrooms, lighting, smart locks and other sensors.
Handcrafted elements
Handmade features and bespoke elements are also gaining popularity because they give homes a more unique and personal flair.
"We are gravitating toward materials with handcrafted and organic qualities, such as plasterwork, caning and wallcoverings with a hand-painted or watercolor feel," Micaela Quinton of Copper Sky Design + Remodel told Houzz. "We are incorporating chiseled, tumbled, zellige and hand-cut tiles into almost every design."

Spa-like bathrooms
The bathroom is quickly transforming from a place to clean and spruce up to a sanctuary of rest and relaxation from the outside world. A 2024 trend report by the American Society of Interior Designers found that frameless, doorless steam showers, rain heads and built-in seating are all on the rise. Don't be surprised if this becomes your new favorite place in the house!
Flexible living spaces
Not everyone has (or needs) a home with oodles of square feet. Homebuilders these days are leaning more toward creating flexible living spaces, or rooms that can serve several purposes.
According to The House Designers, "Common flexible spaces include rooms that can be combined to create in-law suites, home offices (even his and hers), music/media rooms, craft or hobby rooms, dens that can become guest rooms and dining rooms that can become offices."

Warmer color tones
Move over, white walls and other monochromatic color schemes. Homeowners are starting to opt for something a little cozier.
"We're seeing a lot of blushes on the warm side, and even in metals," Shae Wilder, manager of designer relations at BlueStar tells Forbes. "Brushed brass and especially copper, two warmer finishes, have been increasingly popular. We are also seeing an increase in warm rich browns and grays."
